Who we are
Holt Mold Engineering is an inspection and assessment practice based at 48 La Porte St Ste 4, Arcadia, CA 91006. We work with homeowners, buyers and sellers, landlords and property managers across Arcadia and the surrounding San Gabriel Valley who need a clear answer about moisture and mold in a property.
Our work is limited to assessment: inspection, moisture investigation, testing where appropriate, indoor air quality evaluation and post-remediation verification. We do not perform remediation, which keeps the findings independent of who does the repair.
How we work
Every inspection starts with the history of the property and the concern, because that is what determines where the work should begin. From there the assessment combines a visual review of the areas involved and the assemblies connected to them, comparative moisture readings, thermal imaging where it adds information, and humidity and dew point measurements.
The result is a description of the conditions present, the likely moisture source, the extent of what was affected, and what appropriate next steps look like. Where nothing of concern was found, that is stated as plainly as anything else.
What we do not do
We do not make guarantees about health outcomes, and we do not describe conditions in alarming terms to encourage additional work. A mold inspection is a technical assessment of a building, and it should read like one.

How we approach the work
Moisture first
Growth is a symptom. Establishing where water is arriving and what it has affected is the part of the work that changes outcomes.
Only useful testing
Sampling is performed when it answers a specific question. When it would not change the appropriate next step, we say so.
Plain findings
You receive what was observed and where, the readings taken, and what they mean — including the areas that showed no problem.
No pressure
We perform assessments. We do not sell remediation, so there is no incentive to overstate what an inspection found.
