Indoor Air Quality Assessment

When a property feels stuffy, smells musty, or a room seems different from the rest of the house, an indoor air quality assessment evaluates the building conditions behind it — humidity, ventilation, moisture and air movement.

An indoor environment is a building problem first

Indoor air reflects the building it sits inside. Relative humidity, the direction air moves between rooms, whether exhaust fans actually exhaust, whether return air is pulled from a damp crawlspace or an unconditioned attic, and how much outdoor air the property receives all shape what occupants experience.

Our assessment starts with those mechanics rather than with a device reading. We document temperature and relative humidity in the affected areas and compare them to the rest of the property, check whether bathroom and kitchen exhaust terminate outdoors, look at how HVAC returns and supplies are distributed, review filtration, and identify moisture reservoirs — a damp crawlspace, an unvented attic, standing water in a condensate pan, or a persistently wet exterior wall.

Common findings in local properties

Some patterns come up repeatedly in San Gabriel Valley homes. Bathroom fans that vent into attic space deposit moisture onto framing rather than removing it. Crawlspaces with insufficient ventilation and no ground vapor barrier feed humidity into the floor system above. Additions and garage conversions often have no dedicated ventilation at all. Older wall-unit and window HVAC systems produce condensate that pools where nobody sees it. And filters left in service far too long restrict airflow enough to change how a whole system performs.

None of these findings require exotic instrumentation to identify. They require someone looking at the building as a system.

Where mold fits in

Mold-related concerns are the most common reason property owners request this assessment. If sustained humidity or an ongoing moisture condition is present, the assessment identifies it and we discuss whether sampling would add useful information about indoor conditions. If the pattern points to something other than moisture — a drain, ventilation shortfall, or stored materials — we say so rather than fitting the finding to the service.
