Spores are already present
Mold spores exist in essentially every indoor environment. They arrive on clothing, through open doors and windows, and on anything brought inside. Their presence is not the variable that determines whether growth occurs.
The variable is water. Given a food source — and most building materials qualify, since paper-faced drywall, wood framing and dust are all organic — spores need sustained moisture to germinate and colonize. Remove the moisture and the colony stops.
Three ways water arrives
Practically all indoor moisture problems fall into three categories, and each behaves differently during an inspection.
- Liquid water intrusion: plumbing failures, roof and flashing leaks, window leaks, irrigation against a foundation, grading that directs water toward the building.
- Vapor and humidity: inadequate exhaust ventilation, unvented crawlspaces, humid air condensing on cool surfaces inside wall assemblies.
- Capillary and diffusion transport: moisture wicking through concrete slabs and masonry, or migrating through materials in response to a vapor pressure difference.
Why the location of growth misleads people
Water follows framing, plumbing runs and the underside of finished surfaces. A leak at a second-floor shower pan can appear as a stain fifteen feet away, in a different room, because that is where the water finally reached a surface it could exit through.
This is the single most important reason a mold inspection should not stop at the visible symptom. Documenting the growth without tracing the water leaves the actual defect in place.
Time and temperature
Under favorable conditions, growth can begin on wet organic material within a couple of days. That window is why a rapid response to water damage matters so much — material that is genuinely dry within 24 to 48 hours often needs no further work, while material that stayed wet for a week frequently does.
Temperature plays a smaller role than moisture in Southern California. Interior spaces sit comfortably within the range that supports growth year-round, so moisture control is the practical lever.
What this means for inspection strategy
Because moisture drives everything, a well-run inspection is primarily a moisture investigation. Comparative meter readings across affected and unaffected material, thermal imaging to reveal evaporative cooling patterns, humidity and dew point measurements, and a review of the building's water sources together establish whether an active condition exists.
Sampling, where appropriate, documents a specific question. It does not replace the moisture work — it supplements it.
