Understanding Indoor Air Quality in Your Property

When the concern is a whole space rather than a single spot, humidity, ventilation and filtration are usually the variables that matter.

Air quality is a building condition

Indoor air quality is shaped less by what is in the air at a single moment than by how the building handles moisture, air exchange and filtration. Those three factors determine whether a space stays comfortable or repeatedly develops problems.

That is why an indoor air quality assessment is mostly a building assessment. Measuring the air tells you the current state; understanding the ventilation and moisture behavior tells you why it is in that state.

Humidity and dew point

Relative humidity sustained above roughly sixty percent supports microbial growth on surfaces without any liquid water present. Dew point matters just as much: when humid indoor air contacts a surface below its dew point — an uninsulated exterior wall, a cool closet, a window frame — condensation forms there.

This is the mechanism behind damp closets on exterior walls and windows that fog on the inside. The fix is generally moisture source control and air movement rather than demolition.

Ventilation and air exchange

Every building needs a way for moisture and pollutants generated indoors to leave. Bath and kitchen exhaust, and outdoor air exchange, do that work.

  • Bath fans that are underpowered, ducted into an attic, or never run long enough.
  • Range hoods that recirculate rather than exhaust to the exterior.
  • Dryer ducts that are restricted, disconnected or terminating in a garage.
  • Tightly sealed remodels with no compensating mechanical ventilation.

Filtration and the HVAC system

Filters matter, but placement and system condition matter more. A dirty coil, a wet condensate pan, return-air ducts drawing from a damp crawlspace or attic, and duct leakage all move moisture and particulate through the building continuously.

Upgrading a filter without addressing a wet pan or a leaking return simply filters air that is being contaminated downstream of the filter.

What an assessment examines

A useful indoor air quality assessment records temperature, relative humidity and dew point in the affected spaces and compares them to outdoor conditions; evaluates exhaust and outdoor-air ventilation; reviews the HVAC system, condensate handling and return-air pathways; identifies moisture sources; and where a question warrants it, includes comparative indoor and outdoor sampling.

The result should be a set of specific, actionable conditions — not a general reassurance that the air seems fine.

When to request one

Consider an assessment when a concern affects a whole room or property rather than one spot, when occupants notice symptoms that track with time spent in the building, when humidity or condensation is persistent, or after moisture problems have been repaired and you want to confirm the space is behaving normally.
